Day at the KY Horse Park in Lexington, KY

We had a great time at the KY Horse Park in Lexington, KY today.  It was our first time out there and my Aunt and Uncle from PA came with us.  Let's see if I can hit the high points: it was hot, one of the kids got a bloody nose, 2 of the kids got lost and almost everyone got a headache!  Although after supper and some time off our feet we all felt much better and look forward to our next visit.  Thanks to all the great staff that went out of their way to answer our questions and demonstrated great customer service!

Real estate trends in Hardin & Meade Co. KY

Now that we are heading into summer and the water level is receding, folks are looking to sell their homes because we are approaching the "busy season".  But how is the market compared to a year ago?  From 5/20/2009-5/20/2010 there were 1485 sales with a median sales price of $141,000 in Hardin and Meade Counties.  So far in the past 12 months we have seen 1355 sales but the median sales price is $157,000 according to the HKAR MLS.  Although there has been less activity in the past year, values are going up.  I've also been noticing several subdivisions around the neighboring counties that have inventory in excess of 12 months, which could be a combination of relocations out of Ft. Knox, increasing confidence in the economy and folks who have been waiting on the busy season to sell.  All in all the market in the Ft. Knox area is doing well, and we are looking forward to the rest of the year.

How to increase your home's value

One way home owners can increase their property value is by regular maintenance, and periodic updates. These change the effective age of your home. Effective age in a nutshell is the age of the homes it competes with. IE- an updated 20 yr old home may compete with a 5 year old home, therefore decreasing it's effective age and increasing it's value.

I was appraising a home around the LaVista area in Rineyville and it looked like there where a lot of listings.  Turns out I was right.  Values still look good, but the homes better be priced aggressively.
